Cold, harsh weather leaves roofs vulnerable to leaks

The cold, wet and windy weather we’ve been experiencing lately in Melbourne is making life a little tough for most of us, but you should also spare a thought for your roof. While your roof is made to withstand the elements, extreme conditions can take its toll and eventually lead to roof leaks.

In this blog we’ll look at how the Melbourne weather – both hot and cold – can impact your roof and potentially result in roof leaks. We’ll also look at what you can do to protect your roof and reduce the chances of issues down the track.

It perhaps seems a bit obvious to say that rain can result in roof leaks on your Melbourne home. However, the issue can be accentuated during heavy rain, which we’ve experienced quite a bit of in the past couple of weeks.

For starters, heavy rain can more easily accumulate on your roof, particularly if you have uneven surfaces or dents in your roof. Heavy rain or lighter rain over a long period can also make issues that you weren’t aware of a big problem. We’re talking about issues such as blocked gutters or downpipes, cracked tiles or tiles that have moved, or lifting metal roof sheets. Suddenly, water is entering your home and the damage and costs can soon mount up if your roof leaks aren’t fixed quickly.

It’s also worth mentioning that hail can also damage roofs. While large hail – the hail that is of particular concern – is uncommon in Melbourne, even small hail can have a minor but detrimental impact on your roof.

Strong winds can also pelt your roof with debris and potentially damage your roof. This is even more the case if you have large trees near your home. It probably doesn’t come as a surprise to hear that rain and strong winds can impact your roof, but what about harsh summer sun? Yes, high heat can also be tough on your roof and can reduce its lifespan. 

This is mostly due to the expansion of materials that can occur during high heat. This expansion occurs not just on your roofing materials – such as tiles or metal sheets – but also on your roof’s supporting structure. Eventually, all this expansion – and subsequent contraction – can cause issues such as roof leaks and reduce the lifespan of your roof.

For example, high heat can make roof tiles more likely to crack, which you may not notice at the time, but you might notice when you next have rain. Another example is roof flashing, which is more likely to crack or shift during high heat. Again, this can allow water into your roof and cause damage.

These types of issues can be accentuated when a hot day is followed by a cold change. This can result in materials expanding and then contracting in a short time, a condition that is called thermal shock.

  • Have your roof cleaned periodically, to extend its ability to protect your home, increase its lifespan and improve its visual appearance.
